Drive down Palladio Parkway this month and you'll pass a storefront where Red Robin used to be, a Yard House patio that didn't exist six months ago, and construction wrap on a space that will soon smell like soup dumplings instead of jewelry displays. Head a few miles west on East Bidwell Street and the same thing is happening in miniature: a longtime sushi counter is becoming a seafood boil hall, a shuttered Vietnamese kitchen is turning into a San Francisco dim sum concept, and a strip mall unit that used to sell burgers is filing paperwork for a Bay Area breakfast brand.
None of this is random. Folsom's two biggest retail corridors are running the same playbook at the same time, and once you see the pattern, the individual headlines about a jewelry store or a taco shop start to look like pieces of something bigger.
Two Shopping Centers, Same Season
Palladio at Broadstone has been mid-shuffle since January. Red Robin closed its doors on Jan. 25 as part of what general manager Gloria Wright described as a deliberate move to refresh the center's tenant mix, not a sign of trouble. Pandora and Yard House followed within two weeks; Yard House opened Feb. 8 in the roughly 14,000-square-foot space that had most recently housed clothing retailer Stichic. DeVons Jewelers and LOFT arrived by early spring, and Dumont Creamery, an India-born dessert and coffee franchise, and Rocky Mountain Chocolate Factory rounded out the late-spring additions.
The space Red Robin left behind didn't stay empty long. Journey to the Dumpling, the Elk Grove-founded Chinese restaurant known for its soup dumplings, signed a lease on Nov. 3, 2025 to take over that exact storefront. At more than 5,000 square feet, it will be the largest of the restaurant's three locations, and the Folsom outpost is set to include a full bar and menu items unique to the location when it opens toward the end of 2026.

A Few Miles West, Broadstone Marketplace Is Rewriting Its Own Lineup
It's easy to confuse Broadstone Marketplace with Broadstone Plaza. They sit close together off East Bidwell Street, and both are in the middle of their own restaurant turnover this year, but they're separate centers with separate ownership and separate tenant lists.
At Broadstone Marketplace, Five Guys closed in late November 2025 after operators Ahsan Ali and Syed Husain filed for an alcohol license under NAB Club LLC to open a new full-service restaurant in that same 2750 East Bidwell Street suite, a project that later took shape as Breakfast Club at Midtown, a Bay Area chain with more than three decades in cities like San Jose, Walnut Creek and Morgan Hill making its first move into the Sacramento region. Down the row, Taiko Sushi stayed open through its own transition while Chason's Crab Stadium prepared to take over its space with a seafood boil and sports bar format built around Vietnamese-Cajun flavors and garlic-buttered crab. The restaurant had been aiming for an April 2026 debut, its first expansion beyond Elk Grove since the concept launched in 2014. And where Saigon Alley Kitchen + Bar once served Vietnamese food, Palette Dim Sum & Lounge is preparing its first Sacramento-area location, a made-to-order Cantonese concept with live seafood tanks that co-owner Kristi Ng has described as bringing a new approach to dim sum to the community.
Over at Broadstone Plaza, Red Hot Chilli Pepper closed in early 2026, and Rahi Hospitality Group has since filed for its own alcohol license at that address. CEO Gagan Bahad told What Now Sacramento in May that the project was still a few months out, which puts a realistic opening somewhere around now, though the name and concept still haven't been made public. Whatever it turns out to be will join a plaza that already includes Aloha Sushi, Falafel Corner, Bober Tea & Coffee and Del Taco.
What the New Names Have in Common
Look at the list of what's replacing what, and a pattern shows up that's easy to miss if you only read each announcement on its own. Almost none of the newcomers are chains expanding into just another suburb. They're regional operators making their biggest or first bet in this specific market. Journey to the Dumpling isn't just adding a location, it's building its largest one here. Chason's Crab Stadium isn't franchising out, it's leaving Elk Grove for the first time, ever, for Folsom. Palette Dim Sum and Breakfast Club at Midtown are both choosing this city for their first Sacramento-area footprint.
That's a different story than a national chain checking a growth-market box. These are operators who already have a working restaurant elsewhere and are choosing to put more square footage, not less, into Folsom.
The Fall Calendar Just Got a New Headliner
While the restaurant shuffle plays out storefront by storefront, Palladio just announced something residents haven't had in this exact form before. Friday Night Live Music in the Piazza kicks off Sept. 19 and runs weekly through Oct. 17, presented by Palladio in partnership with the Rotary Club of Folsom and sponsored by Elliott Homes, AKT Development and Cummings Enterprises. Opening night features local classic rock band Wasted Space, plus free tiramisu for the first 250 guests and a prosecco cocktail for sale, a nod to Folsom's Italian Sister City partnership. The rest of the lineup runs G-Ride on Sept. 26, Have Mercy on Oct. 3, Hey Monkey on Oct. 10 and Mere Mortals closing things out Oct. 17.
If you're a regular at the Historic Folsom farmers market on Sutter Street, that Saturday tradition keeps going as it always has, separate from the Saturday market that runs at Palladio's own 440 Palladio Parkway lot. Two different markets, two different ends of town, both worth knowing if you're planning a Saturday morning. This month's Zittel Family Amphitheater Twilight Concert Series lineup runs Dunsbar Road, Wayside Band, Daze on the Green, and Adam Aldama and the Aces across its four Thursday nights, before the Piazza series takes over the Friday slot in September.
Why This Is Worth Watching
None of this changes what your weeknight dinner looks like today. Journey to the Dumpling won't have tables ready until late in the year, Palette Dim Sum is still working toward a summer opening, and whatever Rahi Hospitality Group is building at Broadstone Plaza could open any week now, name still unannounced.
